On this final episode with Mike Mortlock, Cate and Mike discuss investment property renovation expenditure, and specifically the possible reasons why investors have recently spent more in some states and less in others.

As strange as this set of observations may sound funny, but the pair discuss the drivers that instigate an investment upgrade, and Cate distills the triggers that fuel the expenditure.

“The data just tells us what it tells us”, says Mike

Cate’s focus on equity growth comes to the fore as the pair discuss the patterns that are visible from Mike’s data.

“I’m quite happy with the meritocracy of data.”

Mike’s business has recently completed an interesting ‘White Paper’ study titled 1,000 Assets.

The study involved a four year documented focus on investor behaviour, from location trends to renovation expenditure and beyond. MCG Quantity Surveying uncovered some 40+ trends within the study and their work will continue to shape our ability to profile Australian investor behaviour.

In March, Mike provided Cate with the raw insights in an effort to identify the behaviour behind the trends and to glean a better understanding of some of the drivers for these investor behaviours.

Armed with the entire data set, Cate asked Mike if they could distill her top four trends on The Property Diaries for our listeners.

Cate unpacks some of the likely explanations from the coal face and sheds light on some of the parallels she can identify.

We’re very grateful to Mike for allowing us to delve into these findings to explore some plausible explanations for the trends he’s uncovered.

We hope you enjoy!

Cate met Mike back in 2018 when Mike asked her to feature on his podcast, Geared for Growth. The pair hit it off straight away and have enjoyed tax, economic, political, sports cars, and (-the occasional bit of-) science banter.

Cate quizzes Mike during the first episode about what he does, how investors have changed over the years, and what buyers can anticipate in this current market. Rewind back through our episodes to Episode 1 to catch a bit about Mike and the man behind this impressive study.
